Our non-traditional leasing strategy focuses on actively recruiting targeted retailers for a subject property. However, every project begins with an evaluation of the subject property’s market, with detailed focus on the specific trade area. With our initial market analysis in hand, we design a merchandising plan specifically tailored to fill the property with the most appropriate tenant mix. Care is taken to complement existing tenants and fill voids in the trade area.
The merchandising plan is part of a comprehensive, proactive marketing strategy, with a particular focus on making out-going phone calls to the targeted retailers. This is the most effective approach for two reasons: we are able to generate tremendous exposure for subject properties within a relatively short period of time, and we leverage our retailer relationships to the benefit of our clients.
