Robert co-founded Retail Specialists, LLC in 2005. As President and Qualifying Broker, he oversees all financial, development, and management aspects of the company. During his time at Retail Specialists, he has been involved with numerous retail developments and has assisted some of the most well-known tenants in the United States with their expansion into new Southeast markets. Robert brings years of experience to the company with previous sales and management positions at Eason, Graham, and Sandner, Inc. and Black and Decker Corporation. During his business career, Robert has lived in Tennessee, Maryland, and California. He was the Birmingham Association of Realtors’ Commercial “Rookie of the Year” in 1998, was named to the Birmingham Business Journal’s “Top 40 Under 40” in 2004, “Who’s Who of Commercial Real Estate” in 2005 and 2010, and received the BBJ’s “Top Small Business CEO” Award in 2012. Robert graduated from the University of Alabama, with a bachelor’s degree in marketing and English. He is a member of the International Council of Shopping Centers, a Life Member of the Birmingham Association of Realtors’ “Million Dollar Sales Club”, and in 2008 earned the coveted Certified Commercial Investment Member (CCIM) designation from the Commercial Real Estate Investment Institute. Robert holds a brokers license in Alabama, Mississippi, Georgia, Florida, Tennessee, Louisiana, South Carolina and Oklahoma. Born in Montgomery, Alabama, Robert currently lives in Birmingham with his wife and three children. He is an active member of St. Luke’s Episcopal Church. In his free time, he enjoys spending time with his family, exercising, hunting and playing golf.
Mead co-founded Retail Specialists, LLC in 2005. As Chief Operating Officer, Mead manages and coordinates all day-to-day operations of the company. He also oversees operations of numerous investment and development projects.
Mead brings over a decade of real estate experience to the company. His past experience includes work on the retail team at Eason, Graham, and Sandner, Inc., Hamlet Homes, and Intermountain Mortgage Company in Park City, Utah. He graduated from the Randolph-Macon College in Ashland, Virginia, where he earned a bachelor’s degree in history and economics. In 2008, he earned the coveted Certified Commercial Investment Member (CCIM) designation from the Commercial Real Estate Investment Institute and is a member of the International Council of Shopping Centers.
Mead is a native of Birmingham and is a member of St. Luke’s Episcopal Church. He currently resides in Birmingham with his wife, Laura, and three sons. He enjoys playing golf, cooking, and spending time with his family.
With more than 20 years of industry experience, Executive Vice President/Principal, Emil Gullia, CCIM, specializes in occupier and advisory service throughout the U.S. He joined Retail Specialists in 2017, formerly working with Franklin Street since 2012. Through 2016 he has completed more than $175 million in retail tenant transactions focusing on Southeast markets. He represents national and regional retailers in leasing, land brokerage, and dispositions and has worked with recognized retailers of all sizes, uses, and space demands as varied as Cabela’s, Kroger, Dollar Tree, T-Mobile, Guitar Center, Harbor Freight Tools, and PNC Bank.
During his career, Mr. Gullia has been involved in a number of strategic planning and execution initiatives including: market feasibility and analysis, national retail rollouts, site acquisition and design, portfolio analysis, land and building disposition, portfolio optimization, lease restructuring, team management, and leadership. Prior to Franklin Street, Mr. Gullia worked for several Fortune 500 retailers, a private developer, and Jones Lang LaSalle.
Mr. Gullia has been recognized with several awards including Franklin Street’s Sales Achievement Award three years in a row for his outstanding sales efforts, the 2013 Breakout Award, and the 2013 Leadership Award for his continued leadership throughout the company. He has been recognized with several other awards including CoStar’s Top Retail Leasing Power Broker award in 2014 and 2015, Broker of the Year for Cabela’s in 2013, and the Client Satisfaction Award for Kroger in 2011 from Jones Lang LaSalle.
He has maintained industry memberships throughout his career and served in several leadership positions for the International Council of Shopping Centers’ (ICSC) state programs. Mr. Gullia is also a Certified Commercial Investment Member (CCIM) and a member of its Georgia Chapter. He continues to advance his education and training by attending industry-recognized courses and seminars.
As Executive Vice President, Rodney leads a team to develop commercial and multi-family real estate throughout the United States. Prior to joining Retail Specialists, Rodney was President and CEO of Simply Fashion Stores, a ladies clothing store. Rodney successfully led a venture capital group in acquiring Simply Fashions out of bankruptcy in 1993and his responsibilities included merchandising, MIS, store operations, loss prevention, human resources, distribution center, accounting, advertising, real estate, e-commerce, employee benefits, risk management, and real estate and new store construction. Simply Fashion peaked at over 300 stores with over $130,000,000 in sales in 22 states. The company was sold in 2013. Prior to founding Simply Fashion Stores in 1993, Rodney started Barstein & Associates, a full service real estate development, leasing and management firm specializing in retail projects. Founded in 1989, Barstein & Associates developed over 125,000 square feet of retail space including land acquisition, overseeing construction, leasing and management and through the years has managed over 500,000 square feet of retail space, one apartment complex, and office and distribution space. In addition Barstein & Associates handled the sale of over 300,000 square feet of retail shopping centers. Rodney graduated from the University of Alabama undergraduate and law schools and has an LLM in Taxation from Southern Methodist University. Rodney and his wife Susan have three grown children and enjoy travel, outdoor activities and spending time with family.
As Executive Vice President, Beau specializes in shopping center development, management, acquisition re-development and anchor leasing. He comes to Retail Specialists with 30 years of retail leasing and development experience.
Before Moore Company, where he spent two years as President of Retail, Beau worked for 25 years for Aronov Realty, the largest privately owned real estate firm in the Southeast where he served as Vice President of Retail Development responsible for site location, anchor tenant procurement and project conception. Prior to his tenure at Aronov, Beau was a top producer for New Development Leasing at CBL & Associates in Chattanooga, TN. Throughout his career, he has done $40 million in sales and has been involved in the development and leasing of more than 5 million square feet.
Beau is a 30 year member of International Council of Shopping Centers (ICSC) and was part of the first class to receive the CLS (Certified Leasing Specialist) designation. He attended the University of Mississippi where he majored in Business Administration. Beau is an avid outdoorsman and enjoys playing golf. He and his wife Liz have two children, Chance and Anne Wesley.
Jackson joined Retail Specialists in 2017 as Executive Vice President of Leasing and manages the leasing efforts of the company’s mixed-use and retail portfolio, while leading efforts to grow its institutional client services platform. He previously worked with Bayer Properties, where he led the leasing efforts for some of the company’s premiere properties and managed relationships with its largest third party clients.
Jackson has leasing experience across a wide range of properties in the Southeastern US including urban mixed-use, regional lifestyle centers and entertainment-focused retail assets. He holds his undergraduate degree in Finance from the University of Alabama and law degree from Cumberland School of Law. Jackson is a native of Birmingham and currently resides there with his wife and three children.
At Retail Specialists Wade’s focus is project leasing and portfolio development. Wade spent twelve years at Colonial Properties Trust, a publicly traded REIT, where he specialized in new development project leasing. He was involved in all aspects related to new developments including site plan design, tenant strategy and leasing execution. Wade’s experience has resulted in developing working relationships with a network of national brokers, developers, asset managers and retailers. His experience also included ground up development and mixed used projects that incorporated retail, office and residential.
Wade managed the leasing team for 20 open air centers totaling over five million square feet in Texas, Tennessee, Florida, North Carolina, Alabama, and Georgia. He handled all communication with the asset managers and was responsible for overseeing all deal making. Wade’s first ten years in the industry began at Colliers Keenan in South Carolina where he leased distressed shopping centers throughout the Southeast. He is a graduate of Washington and Lee University.
As Vice President of Leasing & Brokerage, Bill represents clients in the leasing and brokerage of retail properties. Additionally, he negotiates leases and purchase contracts, assesses property and handles market and trade area analysis. Prior to joining Retail Specialists, Bill served as a leasing agent with Eason, Graham & Sandner, Inc. in Birmingham, Alabama. He is a member of the International Council of Shopping Centers, Birmingham Association of Realtors and in 2008 earned the Certified Commercial Investment Member (CCIM) designation. Bill has a bachelor’s degree in business administration from the University of Mississippi, and previously served as an officer in the United States Air Force. He currently resides in Birmingham with his wife, Renee, and two sons. He is actively involved with Big Brothers and Big Sisters of Birmingham.
