Ashford shares expert insight on Alabama’s shifting retail real estate landscape
Our Executive Vice President of Leasing and Brokerage, David Ashford, was recently featured in Business Alabama, offering his perspective on the current realities of commercial real estate in Alabama. With more than two decades of experience guiding retailers and property owners through market shifts, David shared firsthand insight into what is driving decisions in today’s environment.
In the article, “Location is fundamental for commercial real estate, but it’s sometimes tough to find just the right property,” reporter Deborah Storey highlights David’s observations on rising construction and land costs and how those pressures reduce the number of viable sites for expanding brands. He explained that when preferred corridors lack quality space, retailers are often forced to adjust their plans. One recent example involved a food and beverage concept that initially targeted Birmingham’s Highway 280 but ultimately shifted its attention to Dothan and South Alabama due to limited availability.
David also noted the continued shift toward smaller store formats, which is allowing national brands to reach markets like Hartselle and Sylacauga. With rents in some metros reaching the mid 40 dollars per square foot range, he shared that more retailers are evaluating tertiary markets for a better cost fit. Despite these challenges, David emphasized that demand from food, beverage, entertainment, and specialty concepts remains strong across Alabama.
