From Warehouse to Workspace: Nearly a Decade at 2200 Magnolia

Nearly a decade after its redevelopment, 2200 Magnolia remains home to Retail Specialists and Retail Strategies. The building has evolved from a former industrial warehouse into a working office space that continues to support the companies’ growth and day-to-day operations.

In 2018, the former Family Services Laundry building in Birmingham’s Five Points South neighborhood underwent a significant redevelopment led by Mike Mouron of Capstone Real Estate Investments. The project brought together architects, contractors, city officials and community partners to transform the 92-year-old warehouse into a modern office while maintaining many of its original architectural features.

Retail Specialists and sister company Retail Strategies became the building’s anchor tenants following the renovation.

A Different Kind of Office

The redevelopment preserved many of the characteristics that defined the original building, including its brick exterior, large windows, exposed metal trusses and barrel roof. Inside, those elements were incorporated into a modern workplace designed to support the companies’ teams and operations.

For Retail Specialists, the project also offered an opportunity to experience firsthand the type of redevelopment the company works on with clients across the Southeast.

Nearly eight years later, the space continues to serve that purpose.

Growing Into the Space

Since the renovation, 2200 Magnolia has been the setting for new hires, client relationships, business growth and the everyday work of both companies.

Over the past year, Retail Specialists and Retail Strategies have continued to grow, expanding their operations into the building’s entire first floor.

“Our team is fortunate to not only anchor 2200 Magnolia, but also to provide property management services for its local ownership. It’s been a transformational project for Five Points South and the Birmingham office market, and it raised the bar for Class A office expectations throughout the city.”

Jason Clark, Director of Property Managment at Retail Specialists

The building’s current use reflects how the property has evolved since its redevelopment. What was once an underutilized industrial space is now an active workplace supporting two companies and their growing teams.

Nearly a Decade Later

When the redevelopment was completed in 2018, the goal was to give a historic Birmingham property a new purpose while contributing to the continued revitalization of the Five Points South neighborhood.

Nearly a decade later, 2200 Magnolia continues to serve that purpose. Its history remains visible throughout the building, while its current use reflects the continued growth of the companies that call it home.

For Retail Specialists and Retail Strategies, the property is more than an office. It is a working example of how thoughtful redevelopment can preserve a building’s character while giving it a practical role in the future of a community.
